Features and BenefitsAs an investment, buying land eliminates the need to find tenants to extract rent in order to make a profit return. It also removes the risk of taking on years of mortgage responsibilities. Land plots can offer a larger spectrum of potential buyers, as it is of lesser value to property, more people are able to afford it.

  • "Land Banking" is an investment strategy involving the purchase of land plots to be held for a period of time to benefit from the capital growth gained from the rising prices. Land in a growing market can be extremely valuable, particularly with outlined planning permission, located close to amenities and situated in areas with stunning scenery.

  • Alternatively, investors can purchase a plot of land, construct a villa, and then sell the finished product for maximum gain. Investors buying plots with Land Investing Brazil have the options of either building villas to their own designs, using a developer’s villa design available through their contractors, or seek permission for the construction of apartments, hotels and so forth.

Of particular significance to investors, Brazil has a rapidly growing touristic market. The country received 5,358,000 visitors in 2005, an increase of 4% from 2004, placing it as the fourth greatest tourist destination in the Americas. Of these, 991,000 were Argentine, 792,000 American and 373,000 Portuguese. Fortaleza, and Cerará in general, have long been preferred holiday destinations for the Brazilians. More recently, Europeans and North Americans are beginning to discover the area for its impressive beaches, high standards of living and friendly locals and choosing this destination for future holidays, investment purposes, holiday homes and retirement.
